This campground is one of three private campgrounds in a 5 mile radius. It has the nicest location, is the best maintained, has the better family oriented reputation, and has the majority of market share of the three. There are also limited service public camping options in the area which cater to a different market than the private campgrounds. The sellers feel that by adding additional cabins on the developed campground site as well as on the additional property across the road from the existing campground, revenues will increase exponentially as the demand for the existing cabins cannot always be met.
