Property Features and Assets:
The water depot rests on 1 fenced acre. Two tanks (20,000 and 30,000 gal, respectively) are used to dispense water to self-service customers and to fill delivery trucks for route customers. A pump house is also at the facility as are two underground 8,000 storage tanks. A second non-fenced 1 acre parcel fronts Highway 64 next to the gas station and convenience store. Source water wells are located on the BNSF railway easement in Belmont.
Market Competition and Expansion:
One other commercial water company is based in Bellemont. It serves a small local industrial park and is regulated by the ACC because it is a metered system. The city of Williams produces and sells water to homeowners on a limited basis. One or two other low volume competitors operate out of Williams but charge more and have far fewer customers. The main opportunity is to bottle and distribute true spring water under a private label for the well-capitalized buyer. Otherwise, the business currently experiences steady growth and the demand for spring water increases. The seller states that he doesn't actively advertise for new customers, but did implement waste collection services to retain existing customers and entice new customers to buy water as well as waste collection services.
