Property Features and Assets:
This stand-alone building is about 7,000 s/f with two fenced (one covered) patios for smoking, dining, and licensed for alcohol consumption and sales. The building has a brand new aluminum roof, recent exterior paint, and is extremely well maintained with a unique, original interior that gives it such a cool atmosphere. As our customers say, "You have to see this place inside to get the full impact of it's character and size!". Our long-time, loyal patrons try to describe that certain "something" that gives the place such appeal. It can best be said that it is "authentic"...not some wanna be fern bar.
It's the ambiance of place where laughter and camaraderie ring from the walls and the inviting glow of the 49 neons that take newcomers by surprise. What we hear the most from new patrons is, "I've found MY bar!"
The interior is open yet divided into three areas; the huge pool table room, the central bar and video game/Internet jukebox/ATM/and bar overflow area. The third area we use for twice weekly Texas Hold'em, professoinaly managed with Las Vegas dealers who set up casino-type tables and have developed strategies and rewards to get the players to spend money on food and drinks. It's also the "DART" room where the area's best Dart League players sign up for 16-week wiinter and 9 week summer leagues that pack the place from Sunday through Thursday every week and where we hold monthly tournaments that draw from far away as Denver and Cheyenne WY. Other venues include weekly Karoake, private parties, and is the alternative location for Bike Night entertainment if the weather keeps us off of the patios. It has it's own restrooms and is wheelchair accessible (as is the entry and entire bar).
On Bike Night the riders fill the front patio and watch friends and newcomers ride in and they are able to keep an eye on their own rides. Introduced this year is great live entertainment on the patio and we carry on the RAFFLE tradition for the third year where every week, over $150 worth of Harley gear, equipment, and accessories are raffled off as well as bar tabs and other goodies.
The west-facing covered patio caters to the pool players and sunset watchers and has a great view of the front range, sitting on the banks of the city canal. New security fencing creates a variety of expansion possibilities in this area. Over an acre of private parking, mostly paved, the property is located on the primary north-south boulevard connecting the two largest and most important cities in Northern Colorado's Front Range.
Market Competition and Expansion:
Our welcoming "have fund" reputation also complies with all local liquor codes and we are known for having a NO NONSENSE management style that law enforcement respects -- they virtually leave us alone, as compared to other area bars that attract negative attention. The wide array of events and the exceptionally well-trained staff attracts a diverse customer base that is looking for fun, good value, the best food and libations at affordable prices in an atmosphere of laughter and fun with no rough stuff.
This is the place that a woman can come by herself and feel safe, a visitor or newcomer feels welcome and “at home”, and a man can take his wife or date out to play pool, darts, poker, or sing karaoke. We have the youngsters too – it is the town favorite for the “place to have their first drinks” when turning 21. With Happy Hour from 1-7pm, every day and night there are also nightly drink and food specials that draw, and continue to build, a most loyal “regulars” group that rallies to the song, “I Love This Bar!”
There is virtually no competition in the entire town and the nearest similar bar is over 10 miles to the north. We have more pool tables (11) than any bar in town, and the ONLY regulation size billiards tables (3) in the area.
We are the only truly Handicap Accessible bar and grille with great HC parking, wide doors and ramps and accessible bathrooms. It is the only place that will easily accommodate a wheelchair bound patron who wants to play darts or pool.
If you want a place that has a great local reputation, the best customers and staff, and reliably produces net revenue to the owners of $89k to 125k a year, good times and bad. Following a 19% drop in 2009-2010, the business is strongly rebounding and has recovered 98% of reduced revenue during the first half of 2011 and is expected to match revenue of 2008, 2007, 2006, and 2005. (THE REVENUE NUMBERS POSTED ARE FROM 2010 AND ARE CONSERVATIVE. 2011 WILL POST NEARLY $400,000 AT CURRENT AVERAGES0. Our COGS (food, liquor and beer) margin runs 27.5% every year and with unheard of low rent and operating expenses are lower than any comparable bar in the area. Live music can be easily added on weekends, and there is NO deferred maintenance. Brand new walk-in cooler condenser system just installed and all equipment is operating at peak performance. Consistently rates an "Excellent" rating by Health Department, there are no skeletons in this closet!
While other local bars are attracting a more troublesome demographic translating into being closely monitored by the local liquor enforcement task force, our place continues to fiercely protect it's reputation and the safety of our patrons. IF YOU ARE SHOPPING OTHER AREA BARS, PAY CLOSE ATTENTION TO THEIR LIQUOR VIOLATIONS!
