Owner Financing is Available!
Business Overview:
This motel has been operated for more than 25-years by the 42-guestroom Derrick Inn, the only other lodging facility in town, about a mile east of the Park Motel. There are no accounting records available for the property and the Asking Price is derived solely from the value of real estate and the motel building. The Seller purchased both lodging facilities as a ‘package’ about ten years ago, With the Park Motel primarily accommodating overflow business from the Derrick Inn and providing longer-term lodging for oilfield and harvest-time crews. Because the 17-guestroom motel was operated by its larger sister-hotel, it has neither an office nor living quarters, however, the same Seller is making available, as a part of the listing price, the adjacent, but separately owned and never utilized for the motel’s operation, 4-Bedroom, 2-Bathroom home, located on a beautiful one-acre treed lot, which borders the city park to its west. The home also features a Kitchen, Living Room and Dining Room as well as a two-car garage.

Property Features and Assets:
It must be noted that this Motel is available strictly and only on an ‘As-Is’ Basis. The 17-guestroom are in U-shaped one-story frame building, situated at 422 West. Sycamore Street, on Ness City’s east per west main street which is also busy Kansas Principal Hwy 96. The motel is only a few hundred feet west of the busy north per south U.S. Hwy. Originally built in the 1950’s, the property’s clean, no-frills guestrooms feature exterior entrances, Cable TV and individual HVAC units.
Market Competition and Expansion:
Most likely, a new Owner would change One guestroom into a front office with a new laundry room in the back of it for ease of operation. It would be advisable for a new owner to outfit the motel with new carpeting, mattresses, flat-screen, HDTV’s, small refrigerators, microwaves and wireless Internet service. Small billboards outside town and a website will give much-needed competition to the only other motel in town which offers neither.
