Business Overview:

Semi absentee operated, high volume branded gas station and convenience store with a McDonald's. (McDonalds not included) The national brand gas marquee on I95 exit can be seen a mile in each direction draws a tremendous amount of traffic. The station is open 24/7, with state-of-the-art POS system which keeps track of all sales. A fill-time manager is in place who also does the ordering.

Large well-lit canopy with 8MFD newer style pumps including diesel, a large overnight truck stop area in the rear of Bldg. They are also a Greyhound stop generating more traffic to the store. McDonald's shares expenses and is responsible for maintaining the restrooms.

The station buys gas at rack prices with a high fuel margin of .30 cents a gallon, and averaging 60k gallons a month. This is not a pennies commission gas station. Inside sales average $55k a month at 38% margin. The margins are much higher than typical convenience stores due to the transient traffic from I95, which allows for higher mark-up and better merchandising. Lotto commission averages $1,800.00 a month. ATM and game machines generate another $1,900 a month. Inventory is not included in the asking price.
