Business Overview:

Mom & Pop Ice Cream Shop with over 33 years in operation. Our products are made of the highest-quality ingredients, and we guarantee to only serve you with the freshest products available. We specialize in soft serve (we use a high-quality mix – no cheap DQ mix), all 9 Dole Whip flavors, custard, and no sugar added yogurt. We also carry a wide range of hand-dipped ice cream. Additional we have hot food such a hot dogs, nachos, and hot pretzels. Also, we have smoothies and a wide range of other "Big sundaes" such as brownie fudge delights, cinnamon bun sundaes, cookie sundaes, seasonal treats, ice cream cakes, ice cream cookie sandwiches, etc. We have a vast menu that you won’t find anywhere else in the Pittsburgh area. We took over this shop in 2019 and increased sales by 10% and 2% in 2020 (please note that we voluntarily closed for 3 weeks in March/early April 2020 due to the pandemic so the 2020 figures would probably have been slightly higher since that timeframe would normally bring in over $30-40K in sales). Our asking price includes the “business”, land, & building/equipment. Equipment includes 3 Stoelting double barrel soft serve machines (machines are serviced yearly – 2 motors were replaced this year), 1 Stoelting slush machine, 1 ice cream chest freezer capable of holding 16 3-gal tubs, 1 sundae bar, 3 commercial freezers, 1 commercial refrigerator, 1 walk-in cooler, ice machine, waffle cone maker, and various other small ice cream equipment items. Lot area is 17,242 sq ft which includes 35 parking spots. You won’t find an ice cream spot with this much parking! Located at a busy intersection and has been a fan favorite in the area for many decades. Social stats: Google rating is 4.8, 6,500 followers on Facebook, and over 1,500 Instagram followers. Various upgrades have been made since we took ownership: parking lot was sealed and lines repainted in July 2020, new siding on the rear of building, digital menus were installed in the front windows (this allows for quick changes and updates to weekly specials or items that may be out of season), implemented a scheduling system that uses a free smartphone app which our young employees really enjoy using, and a website was created in 2020 that allows customers to order ice cream cakes and cookies which also includes our menus and other business related info. This is a CASH-ONLY business but we do allow credit card purchases on the website. We also have an ATM on site which a third party operates for us (you will receive a small portion of the transaction fees from customers using the ATM).
