Business Overview:

Busy convenience store and deli/restaurant. This business for decades has been a staple at the Port and caters to thousands of employees at the port as the only convenience store and eating place there. Port activity has slowed some in past couple years but seems to be picking up. Has done a very large breakfast and lunch business, along with cigarettes and liquor. Lots of equipment, very nice commercial kitchen, emergency generator, lots of paved parking and lot. Close at 1 pm!

Property appraised 7 years ago at $1.3 million! Owners tired and want to retire. No good financials and recently was shut down for a while and now operating only the Convenience-store (no gas). Seller indicates sales were about $4,800 daily and higher in summer but it really depends on the Port activity.

Market Competition and Expansion:

No other competition at the port. Hours have only been 5am to 1 pm to catch breakfast and lunch, but owner could open later to catch end of shift, or even all shifts. Not open Sunday. Pumps were open all times but currently closed following Hurricane Barry that put water in one Underground tank, so owners considering above ground replacement. Lots of potential new employees at the 100 firms at the port with about 1,000 new employees planned!
