Market Competition and Expansion:

The main competitors are the immediate tenants in the food court. However there are no direct competitors of grilled subs/Philly Cheesesteak. The closest competitor within the food court would be A&W who are more competitive in pricing and have good long-term employees. Mostly, it is a captive audience and if the new operator focuses on sampling and marketing to capture a larger share of the customers in the food court (both of which we have had a hard time doing due to staffing challenges) – it could lead to strong double-digit sales. Outside of the mall the biggest competitors will be sandwich related concepts such as Firehouse subs/Arby’s or Panera bread all of which are within half a mile from us. New operators can market and use more local delivery platforms to grab more of the sandwich business from the outside of the mall.
