Business Overview:

The areas that I own are the West Bank, Northshore, and St Charles Parish. The target market is females from 20-60 who are looking for an alternative to get back in shape and meet their health and wellness goals. The franchise offers an intense program with intense group workouts, boot camp style, 10-15 minute exercises. Then there are different types of punches, kicks, in a 3 round system. The workout is different everyday, so you aren’t getting stale with the same workout. The classes are fun, the trainers are personable, and the classes are addictive. The culture and environment is infectious. It creates a good place to be and to want to come back. It’s about those relationships. We keep them accountable for their goals and become that workout buddy to make sure they don’t veer off track. We also offer apparel and supplements.

It started back in 2016 when I bought into the franchise. It’s only asset is the studio. First we started out with the buildout to get the franchise. And then operated the franchise since then. We built up from 0 to 300 members in the first 3 months. Retention has always been an issue as well as staff support and collecting payments has always been a problem. The highest active count was 343 members, and the lowest is 16, which is where we are now. The company need funds for advertising and administrative support. A manager is also needed.

The company prefers an investor who can also help finance the development of 2 additional locations. The equity split on the other locations will need to be renegotiated. However, this location is intending to sell 49%.

Property Features and Assets:

3,000 square feet facility, 30x100, 2 ADA bathrooms, couple mechanical rooms, and 2 locker rooms (large for women, smaller for men), break room with appliances and sitting and storage area, it has a lobby and front desk with 2 touchscreen computers. It has high ceilings, 30 movable extra-large punching bags. 20-30 shared parking spaces. About 1,000 square feet of mat space. The mats and bags are 3 years old and in good condition. They will need to be replaced in about 3 years.

Market Competition and Expansion:

This is the only fitness studio focusing solely on kickboxing. However, Orange Theory and Krav Maga are close competitors. The biggest competitor, however, is coaches and trainers who go rogue and take clients with them. An investor with experience on how to overcome that is also needed because Louisiana is a right-to-work state, so non-competes are not valid.
